9 MIN READ

Puerto Vallarta has a funny way of turning visitors into residents and residents into property owners.

One minute you are sitting near the ocean saying, “I could live here.”

The next minute there are closing documents, HOA fees, utility bills, maintenance schedules, rental guests, repair people and a condo that somehow requires attention precisely when you are 2,000 miles away.

Welcome to paradise. 😏

For people who own property in Puerto Vallarta but cannot—or simply do not want to—personally manage every moving part, J&D Luxe Management has positioned itself around one particularly valuable commodity:

Peace of mind.

Founded by Jason and Depris, J&D Luxe Management provides property management and oversight services for homeowners, investors, vacation-rental owners and residents who need a dependable local presence in Puerto Vallarta. The company's stated mission centers on personalized property management and concierge service, with integrity, communication, accountability, hospitality and excellence identified as its core values.

And that local presence matters more than many prospective buyers realize.

BUYING THE PROPERTY IS ONLY THE BEGINNING

Puerto Vallarta continues to attract people who divide their lives between Mexico and somewhere else.

Some come for several months each year.

Some purchase a condo they intend to rent when they are gone.

Others own investment properties they rarely occupy themselves.

And then there are those who live here most of the year but occasionally leave town for several weeks or months.

All of those arrangements create the same basic question:

Who is paying attention when you aren't?

A beautiful condo with an ocean view can still develop a plumbing problem.

An air conditioner can stop working.

A maintenance issue can appear.

A guest can need assistance.

A vendor may need access.

A long-term tenant may have a question.

And unfortunately, your property has absolutely no respect for the fact that you happen to be in Chicago, Toronto, Atlanta or sitting in an airport somewhere.

That is the gap J&D Luxe Management is trying to fill.

TWO FOUNDERS WITH VERY DIFFERENT SKILL SETS

One thing that makes the company interesting is the experience behind it.

According to J&D Luxe Management, Jason brings more than 20 years of travel-advisor experience and nine years in hospitality management, including five years serving as a general manager of boutique hotels. He also has real-estate experience, including seven years working in Delaware and Maryland, and now works in real estate in Puerto Vallarta. His academic background includes a Bachelor of Science in Business Administration with a concentration in Hospitality Management.

That combination matters because property management sits somewhere between real estate, hospitality, operations and customer service.

Then there is Depris.

Depris holds a Bachelor of Arts in Business Administration with a concentration in Accounting as well as a Master of Public Administration. His background includes hospitality and work focused on operational efficiency, systems, client service and management.

Translation?

One side understands guests, hotels, travel, real estate and the emotional part of hospitality.

The other understands processes, accountability and making sure the machine actually works.

That is not a bad combination when the thing being managed may be one of your largest financial assets.

Jason and Depris relocated to Puerto Vallarta in December 2023 and subsequently created J&D Luxe Management as part of establishing their lives and business in the community.

THIS ISN'T ONE-SIZE-FITS-ALL PROPERTY MANAGEMENT

What caught our attention at I AM Puerto Vallarta is that J&D has separated its services according to how owners actually use their properties.

That sounds obvious.

It isn't always.

Someone who leaves a condo vacant for six months has very different needs from someone operating a busy vacation rental.

J&D currently offers several distinct management models.

HOME WATCH

Home Watch is aimed primarily at vacant and seasonal properties whose owners spend extended periods away.

The service includes scheduled inspections, property-condition monitoring, preventative oversight, vendor coordination and reporting to the owner.

For a part-time resident, that may be the difference between discovering a problem early and discovering it when you return months later.

And anyone who has ever owned property knows that small problems have a remarkable talent for becoming expensive problems when nobody is watching.

VACATION RENTAL MANAGEMENT

For properties operating primarily as short-term or vacation rentals, J&D offers a more comprehensive rental-management structure.

According to the company, this can include listing management, pricing, reservations, guest communication, turnovers, property oversight and owner reporting.

That is effectively the operational side of running a hospitality business.

Because make no mistake: once strangers are paying to stay in your condo, you are no longer simply a homeowner.

Congratulations. You are in hospitality.

And the guests will absolutely have opinions.

HYBRID MANAGEMENT

This may be one of the more practical options for Puerto Vallarta property owners.

Hybrid Management is intended for people who personally use their homes but rent them during periods when they are away.

J&D combines Home Watch services during vacant periods with rental management when guests are occupying the property.

For the owner who says, “This is my home first, but I wouldn't mind making some money from it while I'm gone,” the hybrid model makes considerable sense.

YEAR-ROUND RENTAL MANAGEMENT

Not every Puerto Vallarta property is destined for Airbnb.

J&D also manages properties with long-term tenants.

Its year-round rental management can include tenant communication, rent collection, maintenance coordination, inspections, lease administration, renewals, property oversight and reporting to owners.

For an owner living outside Mexico, having somebody local who can handle everyday landlord responsibilities can eliminate a considerable amount of stress.

TENANT PLACEMENT

Some owners do not need ongoing management.

They simply need help finding the right tenant and getting everything started correctly.

J&D's Tenant Placement service is designed as a one-time engagement covering marketing, inquiries, showings, applications, screening, lease coordination and move-in coordination. After that, the owner can take over management themselves.

That distinction is important because not everybody needs—or wants—to hand over full control of a property.

LUXE PROPERTY CHECK

There is also a lighter option for residents leaving Puerto Vallarta temporarily.

Luxe Property Check provides scheduled checks, basic condition monitoring, ventilation, package retrieval and communication if concerns arise.

Think vacation, extended business travel or several weeks visiting family elsewhere.

You don't need a full management operation.

You just need somebody responsible to put eyes on the place.

PROPERTY MANAGEMENT IS REALLY A TRUST BUSINESS

Here is the part that glossy brochures sometimes skip.

Property management is incredibly personal.

You are giving somebody access to your home.

Possibly your belongings.

Potentially your rental income.

Your guests.

Your vendors.

Your tenants.

And certainly information about when you are—and are not—in the country.

That means choosing a property manager should never come down to who has the prettiest logo or who answered Facebook first.

Owners should ask questions.

How often will the property be inspected?

What happens during an emergency?

How are maintenance vendors selected?

How are expenses approved?

What reporting will I receive?

Who communicates with guests?

How quickly are owners notified when something goes wrong?

What exactly is included in the management fee—and what isn't?

Those questions matter.

J&D's business model places considerable emphasis on communication and accountability, and the company encourages prospective clients to discuss how they actually use their property before determining which management structure fits.

That is the conversation owners should be having.

Not, “Which package sounds fanciest?”

But, “What exactly does my property require?”

THEN THERE'S THE REFERRAL PROGRAM

J&D has also introduced a referral program called Luxe Rewards.

Under the current program, someone who refers five new qualified clients can receive six months of complimentary recurring J&D Luxe Management fees after those referrals meet the program's qualification requirements.

A referral qualifies after becoming a new J&D client and remaining active for three consecutive months. The reward covers J&D's recurring management fee; rental commissions, cleaning, maintenance, repairs, third-party expenses and certain other charges are excluded.

That is worth noting because six months of management fees is considerably more interesting than another branded coffee mug.

THE BIGGER PUERTO VALLARTA STORY

J&D Luxe Management is also part of a larger shift happening around Puerto Vallarta.

As more international buyers purchase second homes and investment properties here, an entire ecosystem has developed around ownership.

Real-estate professionals help people buy.

Designers furnish.

Contractors renovate.

Cleaning teams turn over rentals.

Concierge companies take care of guests.

Property managers become the people responsible for keeping everything connected after everybody else has gone home.

That last role does not always get the glamour.

But when your property is sitting in Mexico and you are sitting somewhere else, glamour is probably not what you are looking for.

You want somebody to answer the phone.

You want somebody to notice when something isn't right.

And you want somebody who understands that this isn't merely a unit number in a building.

It's your home.

It's your investment.

Sometimes it's both.

THE I AM PUERTO VALLARTA TAKE

J&D Luxe Management appears to be building its position around something property owners should take seriously: attentive local oversight rather than simply collecting a management fee and appearing when something goes wrong.

Its mix of hospitality, real-estate knowledge, operations and structured service options gives owners several ways to get help without automatically committing to a one-size-fits-all management arrangement.

And that distinction matters.

Luxury in Puerto Vallarta does not always mean marble floors, rooftop pools and an ocean view.

Sometimes luxury is much simpler.

It's leaving Mexico for three months and not wondering every other Tuesday what the hell is happening inside your condo.

For the right property owner, that kind of peace of mind may be the amenity that matters most.
